KHUZAM
VILLA
فيلا خزام
Contemporary
authenticity.
A new villa shell in Riyadh, handed over bare, is given a restrained layer of Najdi hospitality: reclaimed railway teak, lime-wash in earth colours, Sadu textiles, carved gypsum, brass and rattan, all under warm concealed light — over the existing marble floors and walnut joinery, so the house feels rooted rather than decorated.
All studies, design development, technical drawings and the BOQ (bills of quantities) for this project were prepared by Mohamed Bider for AMSY Group — the interior and exterior redesign concept, the material and lighting design and the visualisations.

The shell
today.
The site visit of August 2026: a finished but bare shell — marble floors, walnut doors, a timber screen at the stair, white walls and an empty roof and courtyard waiting for a character.
Studies.
The house read as layers, a section, a light plan and a zoning study. Select a study.
Texture.
Light. Character.
Eight materials carry the whole house: reclaimed railway teak, terracotta and sage lime-wash, the existing marble, Sadu textiles, carved gypsum, aged brass and rattan.
Outside.
The street elevation in limestone and teak, a lit entrance between olive trees, the pool courtyard and a roof terrace under a timber pergola.
Inside.
Teak walls, carved gypsum panels and Sadu cushions over the existing marble; woven pendants over the dining table; coves and niches that glow in the evening.
Details.
The pieces that carry the idea: a carved teak panel, a wall of plates and Sadu frames, a lit niche, step lights, majlis seating, a reclaimed bench and the roof seating.
Scope.
What the redesign covers.
Teak walls, carved gypsum, Sadu textiles and brass over the existing marble.
Warm timber headboards, linen, concealed light and stone vanities.
A timber pergola, majlis seating, olive trees and the lit pool court.
One 2700 K layer and an eight-material palette for the whole house.
