01 / The concept

Feel
the moment.

Khous — the palm leaf woven into baskets, mats and roofs across the south of the Kingdom — gives the tea house its name and its material. An empty concrete shell on a Jazan street becomes a warm journey through time: a palm-leaf canopy and carved door on the street, terracotta, earth plaster and red carpets inside, a waterfall wall, heritage seating and a mezzanine lounge, all under soft 2700 K light.

My role

The survey, moodboards, concept, exterior and interior design, the 3D studies, the technical drawings with the lighting, power and mechanical coordination, the fit-out schedule and the 360° experience were prepared by Mohamed Bider for Ebtsam Design Group.

02 / Location

On a street
in Jazan.

The tea house occupies a ground-floor shell with a mezzanine in Jazan, on the Red Sea coast in the south-west of the Kingdom — a hot, humid city where tea is taken late into the evening and the street frontage becomes part of the café.

03 / Site & survey

The shell.

The survey in January 2024 found a bare concrete shell: a long, narrow hall with a single street opening and a mezzanine slab at the back.

07 / 3D studies

Studies.

Nine studies take the shell apart: the journey through time, the visitor path, the feature areas, the exploded floors, two sections, light, the facade and the full cutaway. Select a study.

3D study — journey — The tea house as one journey through time: outdoor seating, the photo moment, the tea bar, heritage seating, the decorative wall, the lounge and the Khous decorative pieces.
04 / Moodboards

Inspiration.

Old houses of the south, tea in small glasses, palm-leaf baskets, clay pots, hand-woven carpets, an old radio and a car parked by the door — the memories the tea house is built from.

09 / Exterior

The street.

An authentic heritage front: natural wood and an earth-plaster wall with steel lettering, Arabian seats on the pavement and palm leaves over the door. Clear glass and a carved wooden door bring the street in.
